If you have read any number of articles on construction techniques or watched home improvement shows you undoubtedly will have a picture in your mind of how things should be built.

First let me say, I have never seen a home improvement television show based out of the Midwest with the exception of a couple projects in the beginning of the "This Old House" series that showed the proper techniques and code compliance of this area.
Construction codes and techniques in this area are different than what you see on those shows. The order of the steps, for the most part are correct, but not their use of materials, and in many cases construction techniques, at least for this region.

A project cannot be bid (priced) effectively if the contractors are bidding different products, and installation techniques. Only when you have a detailed plan, a detailed list of products, specifications and methods can you be assured of bidding apples for apples, and receiving those bids so you can accurately compare them.

We work through that process with you, making sure you have all the details accurately nailed down so you may proceed with the project in confidence.
If you were to have a problem in the future with a portion of the project because it was not built to the specifications, you now have written proof to seek a remedy.
The following packages are 2D plan and specification package prices for a basic remodel. Theme rooms are not included

• Basement Projects <500 sq ft. $299
• Basement Projects 500 sq ft to 1000 sq ft $399
• Basement Projects > 1000 sq ft $599

• Bathrooms < 75 sq ft $399
• Bathrooms > 75 sq ft $499

• Kitchens < 125 sq ft $399
• Kitchens    125 sq ft  to 350 sq ft $499
• Kitchens > 350 sq ft $799

Add 2 hours with our interior designer to any of the above for $99
If your municipality requires an engineers seal or Architects stamp on any of the above projects add $500

• Homes, Additions, Out Buildings are priced at $2.50 and up per sq ft. and includes up to 6 hours with our interior designer.

Deposits

A $250 deposit is required on all remodel project packages, payment in full upon completion.

Deposits for Homes, Additions, Out Buildings, etc. are 50% with an additional 25% after the first review and the balance to 100% upon completion.

On larger projects we use a phased approach
Phase 1 is the actual drawing of the 2D Plans and the development of the construction specifications
Phase 2 is the bidding process
Phase 3 is the actual build out

A project cannot be priced out accurately if contractors are bidding different products. You will never be able to compare them. Only when you have a detailed plan and a detailed list of products and installation methods can you be assured of bidding apples for apples.

We work through that process with you and when we are finished you have detailed drawn plans and construction specifications so that the project can be properly bid on by a contractor of our choosing.
